Objectives and Scope

Subseco’s aim is to provide robust project and contract management services throughout the construction industry. Our goal is to instigate clear and transparent processes within these areas and create a documented system of trust and honesty between our clients, suppliers and contractors. We believe in an open and honest communicative relationship which leads to effective project management and increased project integrity.

Subseco can take care of any of your technical needs. We assist in project scoping and planning through to completion. We liaise with project stakeholders to develop project objectives and strategies. We follow these projects through the design stage and ensure designs are effective against the project scope and with meet the asset life while minimising maintenance costs. At each stage of the project we provide status updates to the client with any important development and learnings. Once the project is completed manage the projects execution phase and maintain all the project quality aspects. We also develop completion reports that outline important aspects of the job and complied quality information that can be used for asset capture and management.

Initiating

As outlined below in our services, Subseco can complete preliminary planning and scoping documentation and assessment. We can assess the viability of you project against the existing criteria and budgetary constraints.

Planning

Following the development of a suitable project scope, objective and criteria, Subseco can review the required project documentation and specifications. At this stage Subseco can conduct a constructability review to and initial site assessment. This can be conducted pre or post tender and/or contract award.

Executing

Subseco can manage all aspects of the project execution. Subseco specialises in project and contract management and all onsite supervision activities. We monitor all aspects throughout the project to form accurate understanding and records of the resources. This allows assurance to the client that all project requirements have been fulfilled.

Closing

Subseco aims for full cradle-to-grave management based around our integrity of service and ongoing commitment to quality.

The closing of a project relies heavily of the quality and verification of the data collected throughout the project. The client will receive a project completion report including key observations and recommendations as to future improvements that can be made.



Design and Project Integrity Assessment

Subseco provide an appraisal of selected designs and plans by ensuring all design criteria are met. Subseco will ensure the project is viable and meets constructability requirements. The team will review the tender and associated technical documentation to ensure that there are no foreseeable constructability issues for the selected Contractor. This assists in preventing future disagreements and potential variation claims.

Tender Preparation and Evaluation 

 

Our team will review all collected information and planning documents to put together a cohesive tender package for Contractors. Once tenders have been received they can be independently assessed. We provide any notices to tenderers should there be any changes to the tender throughout the tender period and contract award documentation and management. 

Contract Management 

 

Subseco will manage the contract in accordance with NZS 3910:2013. Our services include:

Variation Management 

 

Our ongoing site surveillance allows us to record utilisation of plant and materials on site as well as day to day labour consumption. This provides an accurate assessment of the realised construction activities. This documentation allows for accurate assessment of contract variations.

Stakeholder Assessment

Subseco can assess each aspect of the project to determine involved parties and their respective interests. We can develop an appropriate communication plan in accordance with this information including strategies for stakeholder management.

Solutions Management 

 

Subseco can take any project scope and develop plans and strategies for completion. This is ideal for those difficult and complex projects. We can assess short and long term financial and functional feasibility and, if requested, follow through into project execution and completion.

Industry Research 

 

Subseco can undertake research into standard practices and develop improvement and implementation strategies. The goal behind this is to add to the long term viability of the industry and to incorporate a continual improvement approach throughout the construction industry.[/one_half_las
